土銀董事長王耀興︰房貸成數僅6成

【林巧雁／台北報導】立委林德福今天在立法院財委會質詢時指出，台銀、土銀與兆豐銀都表示今年房貸零成長，他問土銀董事長王耀興今年的不動產市場是否萎縮？
 
王耀興說，房貸授信零成長是配合央行政策，土銀為不動產專業銀行，理應可以全部放款，但是怕部位太大，因此土建融加上房貸不會超過總放款50%，其它放款給中小企業或一般企業，不會全部放給不動產。
 
王耀興表示，新北市加上桃園的房貸佔總放款4分之1，已有風險控管；比較擔心的是台中地區，已出現供過於求的現象，也開始作風險控管。
 
他強調，貸款成數評估會將先將市價打8折，貸款時再打8折，真正放款成數為買賣價的6成，如果房價跌4成也不會有損失。
