房價飆漲，中央銀行盯投資客，彭淮南盼行庫能自主管控貸款。

奢侈稅實施到6月即將屆滿2年，不動產界人士普遍認為，奢侈稅確實抑制了交易量，但仍無法抑制成交價格持續上揚，根據統計，2年來大台北地區房價依然驚驚漲，平均漲幅超過2成，台北市漲最凶的松山區，漲幅達64%，新北市八里區也有52.94%的漲幅；不過，北市士林區2年來跌價13.58%，新北市的新莊區也跌了2.04%。
根據住展雜誌統計，從100年6月實施到102年5月，2年來台北市預售屋、新成屋房價從每坪67.6萬元漲到81.6萬元，平均上漲20.71%，新北市單價也由31.5萬元漲到39.1萬元，平均漲幅24.13%。
住展雜誌研發長倪子仁表示，台北市是首善之都，就是置產保值的首選，因此房價不但沒有被奢侈稅打扁，漲幅反而逆勢擴大，以漲幅前三名的松山、信義與中正區來看，都是市中心核心地段，其中，松山區房價一飛沖天除了松山機場開發案、捷運松山線等題材帶動外，近年許多推案多集中在精華地段，也是推升房價的重要原因。
至於房價表現相對弱勢的士林區，倪子仁指出，房價負成長的士林區，因近年房價相對便宜的社子與社子島等邊陲地段供給量增，加上房價較高的正天母推案疏稀少，因此拖累平均房價。
新北市八里房價2年內大漲逾5成，倪子仁表示，助漲動力來自於台北港特定區開發案、綜合娛樂園區，以及新北市爭取把台北港列入自由經濟示範區等題材；漲幅也有45.45%的五股區則因洲子洋重劃區開始推案，加上高房價推擠效應與投資客湧入，拉出一波長紅走勢。 (接下一頁)
